BuildAlreadyAnot (buildalreadyanot.com) · Effective date: [launch date] · Last updated: 13 October 2026 (draft)

DRAFT adapted from the SG Third Places terms. Items in [brackets] are business decisions for Kelvin and Joey. Have these Terms reviewed by a Singapore lawyer before launch. They are not legal advice.

1. Agreement

1.1 These Terms and Conditions ("Terms") govern your use of buildalreadyanot.com and any related pages (the "Site"), and your booking of any workshop, event or custom build from us. The Site is operated by Kelvin Seetoh and Joey Yeo, trading as BuildAlreadyAnot ("we", "us", "our"). [Add UEN or business registration number, if any.]

1.2 By using the Site or making a booking, you agree to these Terms. If you do not agree, do not use the Site or make a booking.

1.3 Our Privacy Notice explains how we handle personal data. It forms part of these Terms.

1.4 If you book for a company or other organisation, you confirm that you have the authority to bind it. If you book for a group, you are responsible for making sure each participant knows and follows these Terms.

2. Definitions

  • Build Day: a group workshop of about two hours for up to 10 participants, in which participants build a model that we have already designed (for example an iconic Singapore landmark or transport build), with at least 300 pieces.
  • Custom Design Clinic: a private, one-to-one or small-group custom workshop, for example for weddings, anniversaries or other private experiences.
  • Corporate Event: an event, usually for a company, in which products, buildings, logos or other brand assets are turned into a brick model for employees or guests to build.
  • Custom Build: an original model that we design and, where agreed, build for you.
  • Workshop: any Build Day, Custom Design Clinic or Corporate Event.
  • Brick List: our optional community channel on Telegram.
  • Quote: our written price and scope for a Custom Design Clinic, Corporate Event or Custom Build.

3. Who we are and what we offer

3.1 We are an independent hobby business. We are not affiliated with, endorsed by, sponsored by or authorised by the LEGO Group. LEGO® is a trademark of the LEGO Group.

3.2 Our builds use comparable third-party bricks, including bricks from suppliers such as GoBricks. We do not sell official LEGO sets unless we say so in writing.

3.3 Photos, descriptions and dates on the Site are for general information. We aim to keep them accurate, but we do not guarantee that a model, colour, piece count or timing will be exactly as shown.

4. Bookings and payment

4.1 Prices. All prices are in Singapore dollars. [State whether prices include GST, if you are GST-registered.]

4.2 Build Day and other fixed-price seats. A booking is confirmed when we receive payment and send you a confirmation email.

4.3 Quoted work. For Custom Design Clinics, Corporate Events and Custom Builds, we send a Quote. A booking is confirmed when you accept the Quote in writing and pay the deposit in it. [Deposit: [50]% unless the Quote says otherwise.] The balance is due [before the event date / on delivery].

4.4 Payment processing. Online payments are handled by [payment processor]. Your use of that service is subject to its terms. We do not see or store your full card details.

4.5 Invoices. We can issue an invoice or receipt on request. Corporate clients: tell us your billing details when you accept the Quote.

4.6 Quote validity. A Quote is valid for [14] days unless it says otherwise. Prices may change after that, including because parts prices change.

5. Cancellations, rescheduling and refunds

5.1 If you cancel a Build Day seat: [more than [7] days before: full refund or transfer to another date. [7] days or fewer before: no refund, but you may transfer the seat to another person.]

5.2 If you cancel a quoted Workshop or Custom Build: [deposit non-refundable after [x] days; materials already ordered are charged at cost.] The Quote will set out the exact terms.

5.3 If we cancel or reschedule: if we cancel a Workshop for any reason, we will offer you a new date or a full refund of what you paid for it. We are not liable for other costs you incur, such as travel or time off work.

5.4 Weather, illness and events outside our control: we may reschedule where it is needed for safety or because of events outside our control. Clause 5.3 then applies.

5.5 Minimum numbers: a Build Day may need a minimum number of seats. If we cancel for low numbers, we will tell you as early as we can and offer a new date or a full refund.

5.6 Custom Builds: because a Custom Build is made for you, the deposit is non-refundable once design work begins, and the balance is non-refundable once parts are ordered.

5.7 Nothing in this section limits any right you have under Singapore law that cannot be excluded.

6. Corporate Events and private experiences

6.1 Scope. The Quote sets out the model, number of participants, duration, date, location and what is included.

6.2 Your materials. If you give us logos, product images, building plans or other brand assets, you confirm that you have the right to give them to us and to have them reproduced in brick form. You grant us a non-exclusive licence to use them to design, build and run the Workshop.

6.3 Showing the work. We may photograph the finished model and Workshop, and show them on the Site and in our marketing, unless you tell us in writing before the event that you do not want that.

6.4 Changes. If you change the scope after accepting a Quote, we may adjust the price and timeline.

6.5 Venue and access. If the Workshop is at your venue, you will give us reasonable access, time to set up and any building rules in advance. You are responsible for your venue's permissions.

6.6 Confidentiality. We will treat unreleased products and confidential business information you share with us as confidential. [Add a short confidentiality or NDA clause, or offer an NDA on request.]

7. Custom Builds and designs

7.1 Process. We design a model from your idea, agree it with you, and then build it or provide the build plan, as set out in the Quote.

7.2 Your content. Do not ask us to make anything that infringes someone else's rights, is unlawful, or is offensive. We may decline any request.

7.3 Third-party characters and brands. If you ask for a model of a character, logo or other third-party property, you are responsible for making sure you may have it made and, where relevant, for any licence needed. We may refuse requests that we believe may infringe someone else's rights.

7.4 Ownership of designs. We keep the copyright in our designs and give you a licence to build and display the model for personal use. You may not copy, sell or distribute the design or plan without our written permission.

7.5 Approval. You will have a chance to approve the design before we build or order parts. Once approved, changes may cost extra.

7.6 Delivery and risk. We will agree delivery or collection and packaging with you in the Quote. Please check the model when you receive it and tell us promptly about any damage.

8. Taking part in Workshops: safety and age

8.1 Ages. The minimum age for Build Day is 5 years old. Children must be accompanied by a parent or guardian, who is responsible for their conduct and supervision, unless the Workshop page says otherwise.

8.2 Small parts. Bricks are small parts and may be a choking hazard for young children. Participants must follow our instructions and keep bricks away from young children.

8.3 Health. Tell us before the Workshop about any allergy, medical condition or access needs we should know about.

8.4 Conduct. We may ask a participant to leave a Workshop, without refund, if their behaviour is unsafe or disruptive to others.

8.5 At your own risk. You take part at your own risk, and are responsible for your belongings. We take reasonable care of participants, but see clause 15 for the limits of our liability.

9. Photos and videos

9.1 We may take photos and videos at Workshops and use them on the Site, social media and in marketing.

9.2 If you do not want to appear, tell us before the Workshop or ask us to take it down, at hello@buildalreadyanot.com. We will remove content from our channels within a reasonable time.

9.3 You must not use photos or videos you take at a Workshop to harass others or to identify or publish someone's personal details without their consent.

10. Brick List and Telegram

10.1 The Brick List is optional. Joining it means you are using Telegram, which is a third-party service with its own terms and privacy policy.

10.2 Channel admins and other subscribers may be able to see your Telegram display name and username, depending on Telegram's settings. Do not share personal data you do not want others to see.

10.3 We may remove anyone who posts spam, abuse, unlawful content or content that infringes others' rights.

10.4 We will not send you marketing in other ways unless you have opted in separately.

11. Acceptable use of the Site

You must not:

  • use the Site in a way that could damage, disable or overload it;
  • attempt to access accounts, data or systems you are not authorised to use;
  • scrape, copy or harvest data from the Site for bulk use without our written permission;
  • upload malware, or use automated means to submit forms or bookings;
  • impersonate any person or organisation.

12. Intellectual property

12.1 The Site, its design, logo and wordmark, text, graphics, photos and software are owned by us or our licensors and protected by Singapore and international intellectual property laws.

12.2 You may use the Site for personal, non-commercial purposes and share links to it. You may not reproduce or use our logo, photos or branding without our written permission.

12.3 Third-party marks. LEGO®, and other names, logos and characters on the Site, are the property of their owners and are used only to identify or describe things. Their use does not imply affiliation or endorsement.

12.4 Content you give us remains yours, subject to the licences in clauses 6.2 and 9.

13. Third-party links and services

The Site links to third-party websites and services, including Telegram, social media, our payment processor and our hosting providers. We do not control them and are not responsible for their content, policies or practices. Your dealings with third parties are between you and them.

14. Disclaimers

14.1 The Site is provided "as is" and "as available". To the fullest extent permitted by law, we make no warranties, express or implied, including about accuracy, completeness, availability or fitness for a particular purpose.

14.2 We do not guarantee that the Site will be uninterrupted or error-free.

15. Limitation of liability

15.1 Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited under Singapore law.

15.2 Subject to clause 15.1, and to the extent permitted by law (including the Unfair Contract Terms Act 1977), we are not liable for indirect, consequential, special or punitive loss, or for loss of profits, revenue, goodwill or data.

15.3 Subject to clauses 15.1 and 15.2, our total liability to you for any claim relating to the Site, a Workshop or a Custom Build is limited to the greater of (a) the amount you paid us for the thing that gave rise to the claim, and (b) S$100.

16. Indemnity

To the extent permitted by law, you will indemnify us against losses, claims and costs arising from your breach of these Terms, the materials you give us, or any claim that those materials infringe a third party's rights.

17. Suspension and termination

17.1 You may stop using the Site at any time.

17.2 We may suspend or refuse a booking, or remove you from a Workshop or the Brick List, if you breach these Terms or if we reasonably believe it is necessary to protect others, the Site or the law.

17.3 Clauses 6.2, 7.3, 7.4, 9, 12, 14, 15, 16, 18 and 19 survive termination.

18. Changes to the Site and these Terms

18.1 We may change, suspend or discontinue any part of the Site at any time.

18.2 We may update these Terms by posting the revised version with a new "Last updated" date. Changes do not affect a booking already confirmed, unless the law requires it. For material changes, we will give at least 14 days' notice on the Site.

19. Governing law and disputes

19.1 These Terms, and any dispute arising from them or from the Site, are governed by the laws of the Republic of Singapore.

19.2 Before starting court proceedings, the parties will try in good faith to resolve the dispute by discussion for at least 30 days from written notice of the dispute.

19.3 Subject to clause 19.2, the courts of Singapore have exclusive jurisdiction.

20. General

20.1 Electronic communications. You agree that we may communicate with you electronically, including by email and on the Site. Electronic records are treated as written records, to the extent permitted by the Electronic Transactions Act 2010.

20.2 Severability. If any provision is found invalid or unenforceable, the rest of these Terms remains in effect.

20.3 Waiver. Our failure to enforce a right does not waive that right.

20.4 Entire agreement. These Terms, any Quote and the Privacy Notice are the entire agreement between you and us about the Site and your booking, and replace any earlier understanding on the same subject. If a Quote conflicts with these Terms, the Quote prevails for that booking.

20.5 Assignment. You may not transfer your rights under these Terms without our written consent. We may transfer our rights to a successor business.

20.6 Third-party rights. No one other than the parties has any right to enforce these Terms under the Contracts (Rights of Third Parties) Act 2001.
